cleaning instead of a new coat of paint \u2013 when is professional cleaning worth it?"},"content":{"rendered":"<p class=\"wp-block-paragraph\">The facade is greenish, grey or stained and the whole building suddenly looks a few years older.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">So repaint it?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Not necessarily.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Because a facade can look very dirty even though the actual paintwork or surface is still in good condition.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Dust, pollen, environmental grime, algae and other deposits leave clear marks over time.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In such cases, a professional facade cleaning can already make an astonishing difference.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Crucial, however, is finding out first, <strong>what sits on the fa\u00e7ade \u2013 and what lies beneath it.<\/strong><\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Why do facades get dirty in the first place?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">A fa\u00e7ade is exposed to all weathers all year round.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Rain, moisture, dust, pollen and other environmental factors leave their mark over time.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Depending on the location of the building, additional loads may apply.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For example:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>heavy traffic<\/li>\n\n\n\n<li>Trees and plants in the immediate vicinity<\/li>\n\n\n\n<li>Shadow positions<\/li>\n\n\n\n<li>high humidity<\/li>\n\n\n\n<li>low sunlight exposure<\/li>\n\n\n\n<li>splash water in the plinth area<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">That is why even two sides of the same building can look completely different.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The sunny side still looks clean, while a green veil is already spreading on the shady side.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Green growth, algae or simply dirt?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Green or dark discoloration on a facade can have various causes.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Particularly damp areas provide good conditions for algae and other microbiological growths.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In addition, dust, pollen and other pollutants accumulate on the surface.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Therefore, what is important is:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Not every stain is treated the same.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Before cleaning, it should be clarified what kind of contamination it is and what surface lies beneath it.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For a rendered fa\u00e7ade may require a different treatment than natural stone, concrete or metal.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Facade cleaning or repaint straight away?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">If a fa\u00e7ade looks dirty, it doesn't automatically mean that it needs to be renovated.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If the surface is fundamentally still intact and mainly dirty, professional cleaning can significantly improve the overall appearance.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The situation is different if damage is already present.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For example:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Riots<\/li>\n\n\n\n<li>Spalling<\/li>\n\n\n\n<li>heavily chalking surfaces<\/li>\n\n\n\n<li>damaged plaster<\/li>\n\n\n\n<li>Damp damage<\/li>\n\n\n\n<li>other visible material damage<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Cleaning can remove dirt.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>However, that doesn't suddenly make a damaged fa\u00e7ade good as new.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Therefore, the condition of the surface should always be assessed prior to cleaning.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Blast it with a pressure washer and you're done?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The pressure washer is probably the device that most people think of first when it comes to facade cleaning.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And yes: high pressure can be very effective on suitable surfaces.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>More pressure doesn't automatically mean more cleanliness.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Depending on the facade material, excessive pressure can damage the surface.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Water can erode material, attack coatings or get into areas where moisture has no place.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That is why high pressure is only one possible cleaning method \u2013 not automatically the right one.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Professional facade cleaning means adapting pressure, temperature, cleaning agents and working method to the respective surface.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sometimes it takes a lot of grunt.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sometimes less is definitely more.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Material knowledge is crucial<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Not all facades are the same.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">On buildings we find, among other things:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Damn<\/li>\n\n\n\n<li>Concrete<\/li>\n\n\n\n<li>Natural stone<\/li>\n\n\n\n<li>Metal<\/li>\n\n\n\n<li>Glass<\/li>\n\n\n\n<li>coated surfaces<\/li>\n\n\n\n<li>different colour systems<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">These materials react differently to water, chemicals, temperature and mechanical stress.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A cleaning agent that works without any issues on a durable surface can cause discoloration or damage to a delicate fa\u00e7ade.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Therefore, one of our favourite rules also applies here:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>First know the material \u2013 then choose the cleaning agent.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Not the other way round.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Why a sample area can be useful<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">For delicate or unknown surfaces, it can be useful to test a small area first.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This is how it can be assessed:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">How does the surface react?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Is the contamination clearing up?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Does the colour change?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Does the coating remain intact?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Especially with large facades, a small test area can later prevent a big surprise.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And surprises are nice at birthdays.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Not so much with facades.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">What about algae and recurring green mould?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">If a fa\u00e7ade keeps turning green after a short time, it is worth taking a closer look.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For then the contamination may simply be the visible result of another problem.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For example, an area can remain damp for a particularly long time or be heavily shaded.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The cleaning removes the existing deposit.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, it does not automatically change the conditions that gave rise to it.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Therefore, in the case of a severe recurring infestation, not only should the question be asked:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>\u00abHow do we get rid of this?\u00bb<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But also:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>\u00abWhy does it keep happening?\u00bb<\/strong><\/p>\n\n\n\n<h3 class=\"wp-block-heading\">How often should a facade be cleaned?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">There is no sensible flat-rate rhythm for that.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A facade on a busy road can get dirty much faster than a building in a quiet location.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Weather side, shade, vegetation and facade material also play a role.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That is why we think very little of statements such as:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u00abA facade must be cleaned every three years.\u00bb<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It is better to assess the actual condition.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Light soiling is often easier to treat than deposits that have built up over many years.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Can plinths, walls and outdoor surfaces also be cleaned?<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Cleaning doesn't necessarily have to stop at the house wall.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Depending on the property, adjacent surfaces may also be soiled.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For example:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Walls<\/li>\n\n\n\n<li>plinth areas<\/li>\n\n\n\n<li>Stairs<\/li>\n\n\n\n<li>concrete surfaces<\/li>\n\n\n\n<li>Access roads<\/li>\n\n\n\n<li>other robust external surfaces<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Which method is suitable also depends on the respective material and its condition in this case too.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Particularly when pressure washing, you should not just use the exact same setting everywhere.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Our cleaning bird tip<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Before having a dirty facade repainted, first check, <strong>whether the coating really is the problem \u2013 or mainly the dirt on it.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A professionally carried out cleaning can already make a big visual difference to an otherwise sound facade.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Equally important:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Do not start immediately with the strongest cleaning agent and maximum water pressure.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A good facade cleaning works <strong>as strong as necessary and as gentle as possible.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This protects the surface \u2013 and usually your sanity as well.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Conclusion<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">A dirty facade does not automatically have to be repainted.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If the surface and coating are still intact, professional cleaning can remove dust, environmental grime and various deposits, and significantly improve the appearance.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Which method is suitable for this depends on the contamination, material and condition of the fa\u00e7ade.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">High pressure can be an effective tool in this regard \u2013 but only where it genuinely belongs.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Or in short:<\/p>\n\n\n\n<p
